Rio Verde began development in
1973 and today is close to final completion. Nearly 710 acres have been platted,
zoned and subdivided into approximately 1080 residential home sites, 20
commercial acres, 230 recreational/open space acres and arroyos, and 77 acres of
roadways. Rio Verde has currently, either completed or under construction
approximately 865 homes (single family and town homes), 6 commercial buildings,
3 recreational buildings and a church. Rio Verde's population is over 1600 and
is expected to grow to approximately 1800.
Private Golf.
Rio Verde Country club's two 18-hole championship golf courses integrate the
natural landscape with outstanding views of the surrounding mountains, and offer
a challenging yet most enjoyable golf experience. Practice facilities include a
driving range, several putting and chipping greens interspersed within the
community. The beautiful 18,000 sq. ft. clubhouse is designed for indoor and
outdoor enjoyment with a floor plan that maximized sunset views from outdoor
terraces. Two dining rooms offer service and cuisine in a friendly and casually

Adult Community.
Rio Verde is an "adult community" and adheres to the provisions of the
Fair Housing Amendments Act of 1988. Simply put, one member of each household
acquiring a residential lot must be fifty-five or older. This requirement can be
waived by the Association Board. No person under the age of nineteen is
permitted as a resident of Rio Verde.
Services.
Rural Metro, our fire department, is located in Rio Verde and provides quick
response to all emergency calls. A paramedic is on call 24 hours per day.
Ambulance service is available from Fountain Hills, and emergency helicopter
service to and from Scottsdale. There are nearby dental and medical doctors
including the world renowned Mayo Clinic. Electricity is provided by SRP (Salt
River Project); telephone service by US West; sewer and water service by Rio
Verde Utilities. The Maricopa County Sheriff's Department provides police
protection.
Recreation.
Although this is an adult golf community, there are six lighted
tennis courts at the Rio Verde Tennis Club which is staffed by a year-round
tennis pro. The community's Oasis offers a large
swimming pool with four 75 foot lap lanes, a Jacuzzi, a beautiful fitness center
with state-of-the-art exercise equipment. The nearby parks abound with hiking
trails. The Oasis also has a library, art & crafts
room, pool table, ping pong table, multipurpose room and two large card rooms.
Ice cream socials, Gammage Theatre events, pot-luck dinners, western dance
classes, art classes and other special interest group activities are all
available to residents. Of course, you can just sit back and watch the Golf
Channel or ESPN on our cable system.
Church.
Rio Verde Community Church's inter-denominational Protestant congregation has
services every Sunday (two services during the winter season). The church also
is home to St. Dominic's Mission where Catholic mass is held every Sunday. The
Catholic and Protestant congregations join in charitable works.
